The real estate market

The real estate market is hot and new home sales in the greater Charlotte
area have been on the rise with new communities popping up on both sides of
the state border! It seems that everyone is getting in on the action and
buyer demand is keeping pace.

It’s a very exciting time to be buying a new home. Interest rates are still
at amazing lows and the inventory that was so low in the first quarter of
the year, has stabilized and increased. Additionally, with the appearance
of new home communities, buyers that may not have originally been in the
market are looking at selling their current homes to trade in for something
new. New homes offer the latest designs, quality, comfort and style.

From a buyer’s perspective, new homes offer numerous benefits compared to
those in the resale market. For starters, they appreciate at a faster rate
making them great investments. With each new release comes a price increase
and buyers love the idea of purchasing a home in an early phase and having
“instant equity” before their home is even completed.

New homes are also extremely energy efficient which can save buyers

is buying an existing (resale) home.
There are many issues to consider and negotiate such as:
Which home options are standard and which are upgrades?
Does the lot you are considering have a premium above the base price?
What incentives/benefits are available for using preferred service
providers?
Some neighborhoods have Homeowner Association dues and a capital
contribution. Who pays that?

What deposits are required and are they refundable?
What is the building process and build time?
racking the building process – when can you and will you have 3rd party
inspections during the process
What is the value position of the home you are considering?
