Thinking that 2018 is the year for you to trade in your home? I agree!

No real reason to wait just because it’s January. In fact, January just may be the optimal time to list your home.

Winter offers some unique opportunities as there is often less inventory available so your home receives more attention. Many people choose to wait until spring, the “selling season”. That means there are fewer homes in play at this time as competition. Additionally, job relocations often take place in the first quarter and people need that new home quickly. Many times the Buyer’s company picks up their moving expenses, including closing costs, so the Buyer doesn’t ask you to cover them!

The weather makes this time of year unique, as well, since landscaping isn’t going to be a top priority to a Buyer during January. There is an abundance of trees, grass and plants that lie dormant and don’t factor into the overall curb appeal.

There is less “just looking” traffic in your home due to the cooler temperatures. People choose to stay in unless they have a real need to be somewhere.

Many home sellers choose to wait until spring which can result in agents having more clients during that time. In the winter, you can almost guarantee that your agent will have more time to devote to getting your home sold quickly.

My experience this Holiday season: I helped 1 buyer and 1 seller go to contract on December 23rd. Three more sellers went under contract by January 9th. On the flip side, a seller who pulled their home off the market for the Holidays saw 6 homes in their area/size/price range go under contract during that time.
